Frank's appraisal of our house was $700K. We live in an area where people are over bidding on houses. The house across the street, which backs on a public parking lot and is 200 Sq Ft smaller, just sold in the last month for $760K - $60K more than his appraisal of our house. We back onto a private yard and have no side street traffic, as does the house referenced above. Their kitchen was not remodeled, as ours has been, and the rest of the house is comparable. Frank requested a copy of our previous appraisal so he would not have to bother to do measurements himself. So, what are we paying him for?
