Promptly sent email to schedule appraisal, arrived on time, and introduced himself prior to exterior assessment. The interior inspection followed, where I was asked to accompany/explain updates on tour. Patrick, respectfully put on booties and wore his face mask for the entire inspection. The inspection was thorough and efficient. When the interior review was complete, I was provided a timeline/when to expect report. Patrick was forthcoming that because of two unique house elements, finding comparable properties will take time to research. The report was provided within a week and reflected industry knowledge/experience.

The guy doesn’t even deserve one star but that was the minimum I could give. Patrick Farley was the worst appraiser that you can ask for. I purchased my home as a foreclosure and I told him to base it on the comps in the area. I had put an extensive amount work into the home. My direct neighbor with the same exact layout just had their home refinanced had their house appraised for $455K. Patrick appraised mine almost $70k less. My house is a split level And it clearly has four bedrooms with closets and he appraised it for three bedrooms because he claims that the bedroom was downstairs in the walkout basement even though every other Appraisers mark it as a four bedrooms. He also didn’t mark several items that I clearly had but rather added it in the description.
I kindly called him to just take a look at the appraisal again and see if he could have possibly made a mistake. He got so defensive and started screaming in my face and ended up hanging up on me. This unprofessional behavior and lack of knowledge on the houses in the area needs to be exposed! WORST APPRAISAL IN BUCKS COUNTY!!!
