He called me dozens of time to make apt while I was sick. Cooney setup the appt than called asking to arrive 1 hr earlier in the am. Spent little time halfxss measuring & taken pics. He reported fact incorrectly even the sq ft was wrong. Than used comp homes not even like ours of which there are dozens exactly like ours. He has no attention to detail. Same track of home even smaller for sale 35000 more than Tom appraised. Every value ANYWHERE is higher than this half baked appraiser. If you want to undercut the seller use Thomas Cooney. He said he does make lots of $$$$
