I truly doubt Mr. Militti is an actual ASA. If he was he would have understood the definition of fair market value and actually applied the market approach to our property. Our experience involved him pulling comps from distressed sales not within our actual subdivision and valuing a property by $30K less that an appraisal done 10 months ago in an improving real estate market. His methods are highly suspect and could jeopardize your sale. Definitely not American Society of Appraisers quality.
