I don't recommend using Todd as an appraiser. Based on my experience and other reviews in this webpage, his appraisal number seems very off.

One of the comparables he picked was inadequate. I have a house with basement mother-in-law unit, but one of the comp was a house with basement but in a different community where the home price is lower. The appraiser came in approximately 70k lower.

I don't have trust nor confidence in the appraisal he provided.
