House value is substantially under appraised. DO not agree with use of comparable due to time since sale, should have considered properties further out 2 to 3 miles, since that is where sales are more recent and now taking place. Comparable are selling at $345 to $360 per Sq Ft.
Should have factored value at same level ($337.00 to $445.00 Sq Ft) comparable homes one comparable was undervalued due to condition of house needing major repairs, wood construction unlike more than 85% of homes having concrete block construction and should not have been considered.
Factor benefits for lot location, privacy on border with 16th T golf course, roof resurfacing, house repainted, and numerous interior improvements / upgrades.
